End of Tenancy Cleaning Checklist: What NZ Landlords and Property Managers Actually Look For

Moving out is stressful enough without worrying whether you'll get your bond back. In New Zealand, landlords and property managers use a fairly consistent standard when inspecting a property at the end of a tenancy — and it's usually stricter than most tenants expect. "Reasonably clean" under the Residential Tenancies Act means returning the property close to the condition it was in at the start of the tenancy (minus fair wear and tear), not just tidy.

Here's a room-by-room checklist to help you avoid bond disputes and leave the property spotless.

Kitchen

The kitchen is where most bond deductions happen. Property managers pay close attention to:


  • Oven and stovetop – Grease buildup inside the oven, on racks, and around stovetop knobs is the number one culprit for failed inspections. This needs a proper degrease, not a quick wipe.
  • Range hood and filter – Often forgotten, but filters clog with grease and need to be soaked and scrubbed.
  • Inside cupboards and drawers – Wipe out crumbs, spills, and any lining paper that's marked.
  • Fridge and freezer – Defrosted, cleaned inside and out, and left with the door propped open.
  • Splashbacks and benchtops – Free of grease film and food stains.
  • Sink and taps – Descaled and polished, no water spots.


Bathroom

  • Shower glass and tiles – Scale, soap scum, and mould need to be fully removed, including grout lines.
  • Toilet – Cleaned inside the bowl, under the rim, and around the base and hinges.
  • Extractor fan – Dust buildup here is an easy inspection fail.
  • Mirrors and mould on silicone seals – Check window sills and shower seals for black mould, a common bond dispute trigger.

Living Areas and Bedrooms

  • Carpets – Vacuumed thoroughly, with stains treated. Many tenancy agreements require professional carpet cleaning with an invoice provided.
  • Skirting boards and light switches – Dust and marks accumulate here and are easy to miss.
  • Windows and tracks – Glass cleaned inside, tracks free of dirt and dead insects.
  • Walls – Marks, scuffs, and Blu-Tack residue removed where possible without damaging paint.
  • Light fittings and ceiling fans – Dust builds up and is highly visible under inspection lighting.

Laundry

  • Washing machine and dryer – Wiped down, lint filter cleared.
  • Tubs and cabinetry – Free of soap residue and grime.

Outdoor Areas

  • Garage floors – Swept and free of oil stains where possible.
  • Letterbox, decks, and paths – Cobwebs and debris cleared, as these are often included in exterior inspections.

  • Photograph everything once cleaning is complete, room by room, as evidence in case of a dispute.
  • Check your original condition report or move-in photos so you know exactly what standard to match.
  • Book professional cleaning early — end-of-tenancy slots fill up fast around the 1st of the month, when most Kiwi leases turn over.
